NSW planning rules allow secondary dwellings in residential zones, subject to relevant requirements, while Liverpool-specific planning controls may also need to be considered depending on the approval pathway.
You will need the appropriate development approval. Depending on the property and proposed design, your granny flat may be eligible for a Complying Development Certificate. Projects that don't satisfy complying-development requirements may need to follow another approval pathway.
For the NSW complying-development pathway, a secondary dwelling generally needs to be on a lot of at least 450m², along with meeting the other applicable development standards. Properties should be assessed individually before assuming they qualify.
Yes. We can consider the style of your existing home, available backyard space, access and your preferred layout when developing the granny flat design. Liverpool's DCP also contains design considerations for secondary dwellings, including their relationship with the principal dwelling.
